Here's what we were working with on this Mountain View property - a large corrugated metal roof with paint peeling off in sheets across nearly every panel. Rust was starting to show along the gutters, moss had taken hold in the valleys, and years of Hawaii's wet climate had done a number on the whole surface. A roof replacement was not what this home needed. A proper restoration was.
Before any paint touched this roof, we pressure washed the entire surface to clear off the dirt, mildew, and loose paint. That step matters more than most people realize. Paint applied over a contaminated surface will fail fast - no matter how good the product is. Once everything was clean and dry, we treated the rust, primed the metal, and applied two full coats of high-quality paint formulated for UV protection, color retention, and mildew resistance. Hawaii's sun and rain are relentless, so cutting corners on product selection is not something we do.
The gutters got the same level of attention. We painted them, resealed the joints, and addressed the areas that were contributing to leaks. Gutters on a home this size do a lot of work, and when they fail, water ends up exactly where you don't want it.
The difference between the before and after on this one is hard to miss. The roof went from patchy, peeling, and rust-streaked to a clean, uniform finish across every panel and ridge line. The whole property looks sharper for it - and more importantly, the roof is protected again.
Metal roofs in Hawaii take a beating. The combination of UV exposure, heavy rainfall, humidity, and volcanic air accelerates wear faster than most mainland climates. Regular roof washing and timely restoration work is what keeps that cycle from turning into a full replacement cost.
