This Keaau property had a metal roof that was losing the battle against Hawaii's climate. Rust bleeding down the panels, mold and mildew streaking across the surface, and flashing that had seen better days. Left alone, that kind of damage doesn't stay cosmetic for long - it works its way into the structure underneath.

Before any coating went on, we pressure washed the entire roof to strip away the mold, mildew, and years of grime buildup. Skipping that step is one of the most common mistakes we see - paint won't bond properly to a dirty or contaminated surface, and the whole job falls apart within a year or two. Getting the surface clean and prepped right is what makes everything else stick.

The rust areas got treated and converted before we touched a brush. Problem flashing was pulled and replaced. We don't just coat over issues and call it done. If something underneath isn't right, the coating on top won't save it. That's just the reality of doing this work in a tropical climate where moisture is everywhere and the UV load is relentless.

Once the surface was properly prepped, we applied a premium roof coating built specifically for strong UV protection and long-lasting color hold. Hawaii's sun is brutal on roofing materials - a coating that can't hold up to that kind of exposure is just money wasted. The finished result across all those multi-sectioned octagonal panels is clean, uniform, and sealed tight.

A roof like this one - with multiple pitches, rounded sections, and penetrations everywhere - takes time to do right. But that's the job. If your metal roof is showing rust streaks, mold growth, or peeling paint, the longer you wait the more work it becomes. Getting ahead of it with a proper wash, rust treatment, and quality coating is a fraction of the cost of a full replacement.
